The crab cakes at Carrols Creek feature a nice amount of lump meat and overall have a sweeter flavor than the other ones we have tried. We also really love their tartar sauce to pair with it.

Next up on our list of favorite Annapolis crab cakes is Blackwall Hitch. Everything on the menu at this place is *chefs kiss*, and the crab cakes of course are no exception! Blackwall Hitch does a great job seasoning their crab cakes, has a more peppery flavor. The sauce they pair with it is also fantastic, which is a cherry pepper remoulade. The sauce balances a light peppery kick with just the right amount of sweet. We also need to mention the cool vibe of this place. It is a fantastic place to go to meet up with friends and they even have a rooftop patio and party rooms if you are hosting a small event.

Another one that made our list, is the crab cake from Boatyard. This crab cake features huge lumps of jump crab meat, making it a great choice for those who aren’t a fan of filler. The flavor of this crab cake is more subtle, making it a great one to enjoy for those who want to taste more crab versus a lot of seasoning. This restaurant has a lot of great seafood items and appetizers on the menu as well, so there are plenty of other dishes to pair with it or share with your party!

Another great crab cake in Annapolis can be found at Cantliers. Their crab cake has a nice balance of jumbo along with the smaller bits of meat, and just a small amount of filler. They are fresh and cooked to perfection. The vibe of this restaurant is also more laid back than some of the others that made our list.

The next one on our list may come as a bit of a surprise to some locals, since it is most popular for their breakfast items... but Grumps cooks up one of our favorite crab cakes! It does not have a lot of tables inside, but you can always order to go if the wait is too long. This crab cake has a great texture and very nicely balanced in how it is seasoned.

While this is titled as our top 5 in Annapolis, there are two that are outside of the city limits that we also feel like we need to mention. While these are a little further away, they are absolulty worth the drive. The first one we want to mention is the crab cake from Edgewater Restaurant. This spot has an old school charm about it and they have a crab cake with the largest lump meat that we taste tested.

Only one out of our group of five had ever been there previously, but by the end of our visit, every single one of us had added this to our list of favorite coffee spots in Annapolis.

greenery wall with neon sign, and many other small touches that add to the ambiance. They also have outdoor seating, which would be great to enjoy in good weather.
The drinks are excellent, especially the coffee/espresso based ones. Our party gave the Walnut Brown Sugar, Honey Lavender, and espresso a try. The lattes even came with gorgeous foam art on the top…can you say Instagram perfect?!
InGrano also has some pretty delicious breakfast and lunch options. We had some food sensitivities in our group, and were impressed with how educated the staff were on their menu. The dishes we chose to order included the avocado toast, the breakfast burrito, and salmon toast. We only wish the photos we took could have captured how yummy it all tasted!
They even have a great selection of breads and pastries. The choices change daily, so it sounds like it is worth stopping by frequently to see what they have.

Was this restaurant worth all the hype? I had taken what I had been told about the homemade RoosTarts and savory dishes, and used that to tempt my husband into taking me out last week.
It was a rainy, Friday morning in downtown Annapolis and a rare weekday off while the kids were in school….the perfect time to squeeze in a date! We discussed what to do to take advantage of the day and finally settled on grabbing breakfast somewhere, before getting some early holiday shopping done. We debated on going to one of our usual breakfast spots like Miss Shirleys or Grumps (both are great, making it sometimes hard to stray away and try something new!) but I mentioned Iron Rooster and the bullet points of what yummy things I have heard about them over the years. My husband was sold and we took the short drive into downtown.
We arrived relatively early in the morning, so we were lucky enough to be seated right away. We were whisked upstairs and seated not far from the floor to ceiling windows, where we could see some gorgeous views of the Market House and City Dock. The atmosphere is super cozy, with exposed brick walls, great natural lighting and roomy table arrangement.
Our waitress arrived quickly to introduce herself and to get our drink orders. While we chose to stick with water, the restaurant offers a great drink selection including mixed drinks and mimosas. We took some time to look over the menu, which featured so many awesome looking options. We agreed to share the Buffalo Chicken Bites and one of the RoosTart, which is what Iron Rooster is most known for. There are some flavors of the RoosTart that are found all year round, like the Mixed Berry and the Brown Sugar, but also seasonal flavors. Our seasonal options since it is fall, included Pumpkin Pie, Oreo and Apple Pie(which is the one we chose!).
The wait time on the food wasn’t too long at all. What we weren’t quite prepared for, was how large the RoosTart actually was! It is big enough to share or take home for later. It was less of a filled tart, and more baked, which also made every bite satisfying and full of flavor. The Buffalo Chicken Bites were also delicious and a great way to balance the sweetness of the RoosTart.
Choosing the entree had been difficult…too many yummy options, which is not a bad problem to have! We were both drawn to the Crab Hash Bowl, so we decided to split it. The ingredients were so tempting, with its lump crab meat, asparagus, eggs and hollandaise sauce, all nestled over home fries. The portion was huge and absolutely enough to split between two people. It was wonderful and savory. We were both stuffed by the end and glad we had split everything, or we may have been too full to then go get our shopping done.
As great as the food was, the service was equally as impressive. Our waitress did a wonderful job of visiting table side for drink refills and to check in frequently. Finished plates were cleared quickly and we didn’t have to wait long on the check.
By the end of our meal, quite a few other rainy day restaurant goers were waiting outside for tables. Iron Rooster has awnings along the front of the building, so don’t let a rainy day keep you from waiting around for a table. Quite a few people can be outside while still staying nice and dry!
We were both completely satisfied with our meal and service and would absolutely go back again. Thinking about moving to the Annapolis area and want to know about the actual cost of living here is? This video is for you!
Top Expenses to keep in mind are....
1) Electric
When we researched 8 random Annapolis properties of various sizes, the range of their average electric bill was from $75-328. Some of these were for the cost of both gas and electric at the property. Looking at a 2,000 square foot home on average is probably around $150-250, while the larger homes are averaging around $300.
2) Water and Sewer Costs
On average, the cost for water and sewer is rough $140 a quarter. There are quite a few homes that are on well and/or septic, which does carry some maintnence costs but no bill to pay monthly.
3) Property Taxes
For properties in Anne Arundel county, but outside the city limits, a rough estimate is 1.1% of the assessed is about what your property taxes will be. For homes in the city limit, 1.5% of the assessed value will give a pretty good estimate.
4) Property Insurance
On average per year we found that when we average all sized homes, the cost of property insurance was around $1,000. The range was starting around $1,200 for smaller sized homes and up to around $1,600 for larger sized homes.
5) Flood Insurance
Some properties will require flood insurance, but you can also choose to add flood insurance on even if it is not required. If the flood insurance is optional, calculate an additional $700. If a home requires flood insurance, there can be a large range depending on several factors. The required flood insurance could add an additioanl $1,000-$5,000 to your budget.
6) Car Insurance
While car insurance has quite a few factors in what your individual rate is, on average we found a range of $1,000-1,200.
7) Boat Insurance
Since we have such amazing water access nearby, there are quite a few boat owners. If you own a boat or are thinking of getting on, boat insurance is another cost for you to calcuate into your budge. To a point of reference, we pay $100 a month for coverage.
8) Tow Boat Insurance
While a tow policy is completely optional, it may be worth adding into your budget for peice of mind. The cost is about $150.
9) Cost of Living
The overall cost of living here is about 25% higher then the rest of the US, according to some data I researched. The biggest factor in higher cost of living was our housing prices, but groceries, transportation costs and health insurance also played a large cotributing factor as well.
10) Housing Prices
The house prices here often shock people who are moving from out of state, especially if they are coming from somewhere where the prices can be significantly less. The Median sold price for 2021 was $415,000 for Anne Arundel County and $475,000 for Annapolis. There are homes that are much less than that, all the way up to multi-million dollar mansions.

There are several amazing parks in Annapolis, each with their own appeal. Quiet Waters Park for example, has some great water views, trails and a dog park & beach. For fishing, Thomas Point Park is so well loved, people will sit overnight in their cars to get one of the coveted monthly passes. No need to sleep overnight for the chance to visit though, daily passes can be purchased as well.

This cute bakery is located off of Forest Drive and is best known for their macarons. Some of the flavors are seasonal and some can be found frequently. Some of these variations include lavender honey, salted caramel, creme brulee, pistachio, dark chocolate, and lemon. There is no wrong choice on flavor, as all are pretty amazing. This bakery also sells cupcakes and cakes, making it another local favorite for birthday and wedding cakes.

Number 2: Great Harvest Bread Company
This bakery specializes in...you guessed it, bread! This bread is freshly baked each day, with some staple flavors, as well as seasonal ones. Some of those options include honey wheat, cinnamon chip, and autumn apple . You can even hit up the cafe and get a sandwich made with one of your favorites!

Sandy Pony Donuts is a ritual for some weekend locals. Their donuts are freshly made to order. You can choose from one of their fan favorite combinations or get creative and create your own! This spot started as a weekend food truck, but has expanded to a store front in Edgewater as well. Their menu changes weekly and usually has things like avocado toast, breakfast sandwiches, muffins, croissants, scones and buns. To give you a glimpse into some of the flavors they have offered, past menus have included lemon-blueberry scones, blueberry fig danish, triple chocolate brownie croissants, and apple pie cheesecake buns. There are so many yummy options on the menu, and locals love that there is always something new to try.
Number 6: Bakers & Co.
Another storefront that also has a food truck is Bakers and Co. The food truck can be found seasonally at the farmers market, or you can visit the shop on Chesapeake Ave. This bakery has bread, croissants, pastries and more. They also do holiday orders, so you can plan ahead and snag something delicious to add to your dinner table.

Number 7: Nothing Bunt Cake
With a name that punny, you know has to be good! Located at Towne Center Blvd, picking up a delicious dessert after shopping at Whole Foods or Target is a breeze. They sell bundt cakes from single sizes, up to one's large enough for your party or event. You can find flavors like black velvet cake, confetti, carrot, vanilla, white chocolate raspberry and more!

What is really neat about this spot, is that they try to use local ingredients and also get creative with what they offer each day. Number 9: Curate
This is a cozy coffee and wine restaurant, and also has amazing food and desserts to pair with your beverage of choice. One of our favorite places to visit this time of year is Homestead Gardens, where we can pick up not only what we need to decorate our home, but also find great gifts.
We visited the Severna Park location this past weekend, and as soon as we entered we were greeted with the sound of live music, twinkling lights and the sparkle of decorations. We wandered the aisles, taking in all of the beautiful and unique options for our home and tree. They have so many themes for decorations, from classic color combinations to woodland creatures and even Maryland/Old Bay!

My kids had a blast spotting their favorite characters among the train display and also watching the elves spin around their large display. Seeing the larger train display at the Davidsonville location is one tradition they beg for each year, and we will plan to make a trip there soon.

Homestead Gardens also offers the chance to take your own photo with Santa. They are doing it by appointment this year and the other location even has a day where you can schedule your fur baby to get their photo as well!

The plant selection at Homestead Gardens is fantastic all year round, but I especially love that I can get my plant fix even when it is freezing outside. They offer poinsettia in a rainbow of colors as well as live garland, wreaths and trees.

There are a variety of indoor plants in their greenhouse that make a great addition to your home or to give as a gift. I was especially tempted by the ones in the hydroponic planters.

As far as our haul, we only bought two things, but we plan to visit the Davidsonville location soon to shop for more and pick out our tree! We walked away with this live greenery swag for our door, and a faux garland that is so realistic, the cashier did a double-take.

Top 5 Negatives
Con #1: Traffic
The most common response when asking for the drawbacks to living in Annapolis was almost unanimous. Traffic around Annapolis can be heavy on a good day, so throw in all the beach-goers heading over the Bay Bridge during the summer, and your commute home could be significantly longer. A lot of people also feel that the area has been overdeveloped, adding to the problem. Luckily, there are some great backways you can navigate to help.
Con #2: Taxes
The second con to make the list was taxes. Annapolis property taxes can be a little higher than some of the other nearby towns and being so close to the water may also come with additional fees to help preserve the waterways. There are some nearby counties that aren’t too vastly different, but some people do choose to move elsewhere if it feels like it tightens up their housing budget.
Con #3: Humidity
If you have never been to Maryland during the summer, you may be surprised at how hot and humid this season can be. Being so close to the water, our air is usually pretty heavy and humid during the warmer months. While mosquitos weren’t really mentioned in the survey, being so close to water also means mosquitos can be pretty heavy in some parts as well.
Con #4: Public Water Access
When we polled some residents, another con that was mentioned a few times was that they felt there was just not enough easy public access to the water. While a ton of communities with community beaches and boat ramps, they are usually just for those living in the neighborhood. This can leave people living just outside of those water-oriented communities feeling left out of some of the fun. Fortunately, the county does have some parks and beaches, but depending on where you are located in the county, you may have to take a bit of a drive there.
Con #5: Lack of Public Transportation
The final con to make it on the top five list was lack of sufficient public transportation. With Annapolis being the capital and also being so close to two other major cities, it can feel surprising that we aren’t as connected with public transportation as some surrounding areas are. Annapolis does have bus routes running in the city, but lack of sufficient access to venture out to neighboring towns and cities has been a focus of frustration for years.

Pro #1: Great Commuter Location
Annapolis is a fantastic location for commuters who need to travel to other cities for work! It is about 30 miles to Baltimore, 30 miles to Washington D.C. and 20 miles to Fort Meade/NSA. Nearby commuter roadways include 50, 97, 695, 295 and access to the train to commute in is also available within a short drive.
Pro #2: The Water
If you explore the Annapolis area, you will quickly find out that there seems to be water everywhere! Whether you are a boater, fisherman, or just love a beautiful sunset, there are so many ways to enjoy having the Chesapeake Bay and the tributaries. If you don’t live on a waterfront property, there are neighborhoods with community beaches/boat ramps, or you can take a drive and utilize one of the parks.
Pro #3: Shopping & Dining
The shopping and dining options around the city are abundant! Annapolis has a small town feel to it, and the independently owned shops and restaurants play a huge part in that. Every resident seems to have their favorites! Grab a bite to eat Vida Taco, Boatyard, and Grumps Cafe or pick up something awesome from Franklin Toys, Old Fox Books, or Park Home. Chain stores like Target, Barnes & Noble, and Homegoods as well as chain restaurants like Cheesecake Factory, Uncle Julios and Cooper's Hawk are also nearby.
Pro #4: Abundance of Day/Weekend Trip Options
While there is so much to do in town, Annapolis is also a great location for loads of options for day and weekend trips! Museums and attractions in D.C and Baltimore are less than an hour away and include top sites like the Smithsonian Museums, National Aquarium, and The Kennedy Center. Ocean City is also a short enough drive time away to do either as a day trip (or longer!). Looking for a great trip a little further out of town? Consider booking a place in Deep Creek, Assateague Island, Philadelphia, or Rehoboth Beach.
Pro #5: Close to BWI
Another great positive to living in Annapolis, is the access to BWI, which has both domestic and international flights. BWI is only about a 30 minute drive away. Whether you need to travel for work or pleasure, you have choices in airlines that include Southwest, Delta, Alaska Airlines, American Airlines, British Airways, Jet Blue, Spirit, and many others. The only question is...where will you go first?

Admiral Heights
This water-oriented neighborhood has amenities that include a pool, pier, boat club, and water-front park. While other neighborhoods on our list have some of these amenities, what really makes this place stand out is the community events, clubs and committees. Residents of Admiral Heights get to enjoy a real sense of community, making this neighborhood a great place to call home.
This neighborhood also has some pretty neat history! It was once a part of what was formerly known as Dorsey Farm. While some of that land became Admiral Heights, other portions of the former farm were sold off over the years to St. Johns College and a portion even become home to Navy-Marine Corps Memorial Stadium. Another fun fact about this neighborhood, is that most of the streets are named after U.S. Navy Admirals. Pretty fitting for Annapolis! Also known as “The Cape'', this spot is a great commuter location, with easy access to 97, 50 and Route 2. It is another water-oriented neighborhood with several community beaches, a pier, park, and marina. The Cape feels tucked away and like its very own little town. It even has a library and a small shopping center with several stores and restaurants like Graul's Market, Ace Hardware, and Broadneck Grill, so you don’t have to travel far to get your errands done.
This community was also once farmland, and two of the 18th century houses are still there. One can be found near the Cape St. Claire Clubhouse and the other is up on a hill near the elementary school. The development of the area was initially advertised as a summer vacation spot for those wanting to escape the hot city summers in D.C. and Baltimore. No longer just a summer destination, the community is now where approximately 7,800 people call home all year long.

This community is following the trend and is another one that was formerly a farm. Some of the original structures still stand, and several were renovated to be used as parts of the Key School campus.
This neighborhood is also water-oriented and is located on the South River. It features a marina, boat ramp, kayak/canoe storage, swimming beach, picnic area, waterfront playground and a pool. Some of these amenities do require additional fees or may have a wait list, but it is pretty awesome to have the option. It is also nestled right up against Quiet Waters Park, so there is easy access to additional playgrounds, trails and even a dog park and beach. Before you enter the neighborhood, there is also a library and shopping center with several stores and restaurants.

This gated neighborhood gives residents a private feel, while also giving an awesome sense of community. The neighborhood was formally grounds for a family summer camp, and the area still has beautiful wooded vibes...hence being known as “The Forest ''. The summer cottages had running water and bathrooms, but no kitchens. Instead of cooking meals at the cottage, a family would make their way down to one of the dining halls. The grounds also had a community hall, where everyone could enjoy events like dances, games and shows. It must have been a pretty fun place to enjoy back in the day!
This community is on the Severn and features water access, a marina, pool, tennis courts, general store, post office, golf course and clubhouse. They have an annual roast down at the beach, private firework display on july 4th, as well as additional events. If you are looking for something more tucked away, Sherwood Forest is definitely a neighborhood you should add to your search.

This area of Annapolis has some of the best restaurants in the area. Imagine being within a few blocks to Carrols Creek, Boatyard Bar & Grill, Blackwall Hitch or all of the other fantastic spots...dinner out would be a breeze! There are also some great stores nearby for you to explore. It is also worth mentioning the architecture. Many of the homes in Eastport are stunning. 100+ year old homes have been updated through the years, giving residents more modern floor plans, while still maintaining that Annapolis charm. Some more modern neighborhoods and homes are also sprinkled in.
The Eastport area is another part of Annapolis that is rich in history. It even played a small role in the Revolutionary war and was used as a temporary camp for Lafayette's troops as well as home to Fort Horn. It was its own separate town until it was annexed to Annapolis in 1951.

Reason Number 1: The Restaurants
Of course Annapolis has all of the favorite chain restaurants like Cheesecake Factory and the Melting Pot, but the local spots are beyond amazing. From Brunch at Iron Rooster, to artisan style pizza with a draft beer or glass of wine at Vin 909, there is something crave-worthy for everyone to enjoy. If you love a good taco and margarita, Vida Taco Bar is the place to visit. The area also has great sushi choices that include Joss’s and Yama, among others. There are seriously so many restaurants, we could write a book about all of them.

Reason Number 2: The Water Access
Something that really makes Annapolis stand out, is how close everything is to the water. This access makes it easy to enjoy the benefits, without even needing to own a waterfront property to enjoy it. As far as water sports go, many locals love sailing, boating, paddleboarding, wake surfing, and tubing. If you like fishing, there are some fantastic places to do so, whether from a boat or the shoreline. The sunsets are also spectacular, so be sure to take in those views every chance you can get. Another neat aspect to living in Annapolis, is that many neighborhoods have community beaches and boat ramps. If you don’t happen to live in one of those water-oriented communities though, parks like Sandy Point State Park, Truxton Park, and Quiet Waters Park have water access as well. Annapolis has everything from sailing lessons, yacht sales, to boat rentals. There are even restaurants with their own docks, so if you do happen to make it out on the water, you can end your day with some crab cakes without even going back to your car.

Reason Number 3: It’s a dog friendly town
While out and around town, you can regularly spot a furry little friend out on a walk with their owner. Quite a few of the local shops on Main Street even have water and treats set outside for pets, and some restaurants with outdoor dining are even okay having your dog tableside. Unlike many areas that do not allow dogs on the beach, Quiet Waters Park has a fenced in dog park, dog beach, and over 340 acres with lots of trails for you to explore.
Reason Number 4: A more relaxed vibe
While it is a city, Annapolis somehow manages to have a small town feel. The energy here is pretty relaxed and so is the dress code. Instead of a stuffy suit, you will often see people in golf shirts, a pair of shorts and flip flops or boat shoes.

One little known secret about the Annapolis area is that we have some amazing biking and hiking trails. Water Works and Bacon Ridge for example, are two of the nearby options. Both are beautiful and a blast to ride through.

Reason Number 6: Crabs
While the amazing restaurants were mentioned up higher on our list, crabs deserve their own special category. Maryland is known for our famous blue crabs, and there are some great spots nearby to enjoy them including Cantler’s, Carroll’s Creek, Blackwall Hitch, and The Boatyard. While all these restaurants are cooking up the same thing, it is amazing how different the flavor and atmosphere can be. Locals all seem to have their own favorite, but one thing is for sure...Old Bay is life!

Reason Number 7: Date Nights
The Annapolis area has so many fun things to do, making this town the best for enjoying a date night. Options like wine tastings, paint nights, and even Dining Under the Stars, there is always a great reason to go on a date in Annapolis.

Reason Number 8: The Shopping
You won’t have to travel far to get what you need. Must have stores like Whole Foods and Target are just a short drive away. The Westfield Annapolis Mall also has a ton of stores that include Pottery Barn, Macy’s, and even a Lego store. It has quite a few restaurants and a movie theater too, so you can make a day out of it. On Main Street, there are a lot of unique, independent shops that are fun to browse through. Leading up to the winter holidays, the decorations downtown are lovely, and there is also Midnight Madness where shops are open late and may even offer some great deals.

Reason Number 9: The Night Life
Even though Annapolis is a smaller city, there are still fun options for a night out on the town. There are many restaurants and venues with live music throughout the week. Rams Head for example, hosts a ton of live music events during the year with both larger acts and local favorites. Some of the local parks and shopping centers will also host concerts outdoors, so the night life doesn’t always have to stay inside.
Reason Number 10: Tasty Treats
Our area is home to quite a few coffee and ice cream shops, and it is so neat that we have so many independently owned options to choose from. For coffee, Rise Up, Ceremony, and Baltimore Coffee & Tea are a few of the choices. There are several great ice cream spots, and it seems like you can’t make a trip downtown without seeing someone enjoying a cone. Vegan and dairy free options are also available at some of the locations, like Annapolis Ice Cream.

Understandably so! You’re thinking about selling your home. You want to know if the deal makes sense and how much you could be walking away with.

Before I dive into answering that question you need to know that there are a couple of things you need to consider when talking about pricing.
It’s not just about what the other homes in your area are going for…
Sure, that’s a part of the equation. Most agents are only going to look at what’s going on in your area.
But there are so many other things that you need to consider. If you just look at what’s going on around you then you may be leaving thousands of dollars on the table.
So let’s talk about it.

How Do You Want to Position Your Home?
Now, if you've heard me talk about positioning before, what I'm basically saying is, okay, how does your home stack up compared to your competition?
Not just what has sold, but what are the other homes on the market?
You know, if there are four homes for sale around you and they all are super dated and your place looks great and you're in a similar price bracket, you'll probably sell faster than them.
But vice versa, if their homes are awesome and your home kind of sucks, well, then you, you know, you're going to have to discount the price, right?
So price versus condition is huge.
Where do you fall in that conversation?
How do you want to position yourself compared to your competition?

Who Is Your Audience?
This one isn’t talked about enough.
I believe people don't buy homes just for the bedroom and bath count.
There's a certain reason why people will buy a specific home in a specific neighborhood. That can be anything from:
They want to be able to park their work truck,
They want to live in a walkable area,
What are the amenities,
What is the community lifelike, or
Maybe it's close to their work.
These are huge motivators when it comes to selecting a home, so it’s important to consider all of those aspects when it comes to thinking about potential buyers.
The first one of the first things I think about, as a professional that’s been in this business for years, is who's my audience? Who's most likely to buy your home?
Once I have a clear image of who the audience is for your home then I think about how do I optimize your home and the way I present as what they would want?
The final thing I consider is what's my competition doing.
Going back to that positioning, you know, if I have something unique about a home I’m helping a client list, and our competition (the other homes) don’t have that same uniqueness, then I don't have to worry about my competition as much.
That’s because I’m clear on who the audience for the home is.
A really great example is a listing we had a few months back…
This particular listing had:
Farm features:
6 stall center aisle horse barn: tack/feed room & hot/cold water wash stall.
Outdoor w/upgraded footing
Several paddocks/turnout
Hay field & hay shed
Separate barn entrance for potential boarders
…and SOOO much more!
This was an incredibly unique listing because on top of the home being beautiful, it also had everything that someone that is into horse would want. You can check out the listing video we put together for the property below!
I was so clear on the audience for this house.
Knowing your audience is a big, big thing here because it can completely change the pace, feeling, and quality of the deal.

What's The Market Doing?

The next thing I want you to think about is what is the market doing?
Is it moving fast?
Is it moving slow?
How many months of supply are there?
Is it a buyers market or sellers?
An easy way to think about this is if there are six months of supply out there, it's a balanced market.
I believe four to six months technically is balanced, but by straight definition, six months is a neutral market.
If you have 7, 8, 9 months of supply on the market, that means it's a buyer's market because it's taking too long for things to sell.
If there are only one or two months of supply. It means it's a seller's market and things are moving super fast.
Right?
So, how is the market?
How many days on the market does it take to sell a similar type of property?
You know, if you're in the million-plus category, it may take you longer than if you're in the $400K or less category.
Are you appealing to first-time home buyers, or does your listing fall into the luxury category?
So we have to look at basically, what are the solds, what's your competition? How fast is the market?
I would also want to look at global things that could impact the market too. Things like:
Are we dealing with an election?
Is there a government shutdown?
Are we dealing with COVID shutdown,
et cetera.
These are big factors that can affect interest rates, consumer confidence, and really impact the timing of a deal.
So as an example, in a normal market, I see that a lot of sellers will go a little bit higher than they normally would in the beginning of spring or summer, where if we're putting your house on the market, let's say towards the end of fall, then people usually a little bit less aggressive with going for the high price.
They don't want to sit all winter and they don't want to go in and miss the opportunity. So the timing becomes important.

How motivated are you to sell?
If you tell me, “Hey, Brendan, dude, I gotta be out in 30 days. Um, I'm moving out of the country or getting a divorce. Something's going on? I got 30 days.”
Boom, it's go time! Let's start knocking stuff out!
Vice versa. If you're like, “Hey, look, I'm just trying to get my kid into the school that's being built and we've got like a year.”
In that scenario, we’ve got time.
Your motivation is going to be a factor in how aggressive we need to get with the price, which is going to give us either more time or less time to do things like:
the home prep,
Market your home, and
get some eyeballs on your property to sell.

All right let's talk about our room by room review. Here's the goal, when you go to sell your house you gotta prep it, so you can position yourself where you want to be. Whether that's being a fixer-upper, or whether that's getting, you know comparing with the rehabs and new construction and trying to get top dollar. There's gonna be a sweet spot for you, what we need to do is go through your house, room by room and discuss what are the things that you could do to get yourself to be in that position that you want to be.
Maybe your home's already there, maybe it's not. We can help tell you from a buyer's perspective this is what you should do. So, we're going to be looking for roadblocks. Things like water stains on the ceiling, maybe you already fixed the leaky roof but you never actually painted that stain over. But easiest money that the borrow pay in addition to the other closing cost, directly towards buying down the premium.

Gift funds. Gift funds are monies that are going to be given to the borrower to go towards that individual's down payment or closing costs. Now those funds will have to be sourced, meaning that we will have to show where those monies came from. In that case, we would have to get either a bank statement or some type of document from the bank, showing that they gift funds that had been given to the borrower have been sourced.
In addition to that, we'll also need a gift letter. Now, the gift letter typically is provided by the bank, but the borrower will need to fill it out and then both parties will need to sign off on the gift letter, as well. So, it's important that you get the gift, but it's more important that the gift can be sourced by the bank.

So with a staging consultation, I walk through with the sellers and sometimes the realtors too and point out, room by room, what needs to be changed. So, we walk through, room by room and I encourage them to take notes but we start at the front door and we end up outside in the backyard, in the front yard so that I've seen the whole house inside and out 'cause curb appeal is extremely important as well.
So, staging consultations are very, very important if you want to sell your home because I'm the objective observer walking through with the buyers eyes and I can tell them the types of things that the sellers might not realize because they're living in the house. There are three different types of staging.
One is the consultation, which is when the stager walks through the house with the homeowner and sometimes the realtor, and points out, room by room, what they need to change in order to make it more appealing to buyers. And that could be paint, that could be wall coverings, it could be floor coverings, it could be just declutter.
The second type of staging is virtual staging where if you have a vacant home, someone can use sophisticated software to drop in furniture and accessories so that online, it will look like a furnished home. The problem with that is that when the buyer comes in, they may be a little disappointed because they come into an empty house and it's not the same as when you see it online and it's furnished. So, about 20% of the population can visualize. That means 80% of the population cannot visualize. So, I think that it's always a great idea to stage so you get an emotional response from the buyer when they walk in and see the home already furnished with couches and sofas and beds, so that they can see their own stuff in the house and visualize themselves living in the home.
The third thing is actual staging which is more like this, where we come in, or a stager comes in, and fully furnishes a house. Now, that doesn't mean every single room in the house, but the main rooms, so that there's an emotional response to buyers when they walk in the house. Alright, so I wanna just break down the different types of showing notifications and how they work. So here's the idea. When we list your home, we use a third party company, that's gonna notify you, when someone wants to show your house. So there's a couple of things we can do.
We can do one, if it's vacant that's easy. It's just gonna be go and show. The agent just instantly has access, whether they want to get in one second later or three days later. They just put the request in and they automatically get approval. That's called a go and show. That's easy if you're not there.
Our second type is call a courtesy notice, which is what most people who are living there still do. A courtesy notice basically works like this. Someone goes in online or calls the company. They say, I wanna show your house between X time and X time, maybe like one to two on Tuesday. And you'll get either a text, email or call, depending on what you want. And they'll say, hey Bob, Amanda Foster wants to show your house from 1:00 to 2:00 p.m., alright, no problem, that's easy. If it's a text you just reply, yes, and they're good to go. If it's a voicemail or email the answer's assume that they get permission to go unless you respond back saying, no that's no good.
So the third type is appointment required. Now we try to avoid appointments required as much as possible, because it just makes it a lot harder for people to come and show your house. Now, again, if you're in the luxury end market, there's a lot more of appointment required that goes on in that sector. But if we're in the middle range or even the more affordable, or first time home buyer market, usually people are seeing multiple properties and if you make it difficult for them, they're just not gonna get into your house. But if we have to, we have to. But that obviously, they're gonna notify you the time they wanna go, and then you'd have to approve it. So that's how that one works.

Do you know the difference between a home selling and a home settlement contingency? Well, they sound very similar. But, there's actually a huge difference.
A home selling contingency, is, when you say, you're going to go buy another home, and you say, hey, Mr. and Mrs. Seller, I want to buy your home, but I need to find a buyer for my own home first. I'm not under contract. Maybe I already have it listed, but more importantly, I can't buy your house, I can't perform until my house closes, and I can't close until I actually go into contract. That's a home selling contingency, nobody likes it. A lot more risky to the seller. They don't want to take their home off the market, typically, in order for you to potentially go find a buyer.
A home settlement contingency, simply is, you're already under contract, for your home, awesome. And you're like, hey, Mr. and Mrs. Seller, I need to close on my house, but I already have a buyer, we're under contract, things are looking great. That's a home settlement contingency, because you need the funds out of there, right? Or, at least for your debt to income ratio.
Now, there are ways it can be a little bit stronger, for example, if you've already gone through the home inspection, you've already gone through the appraisal, stuff like that. If you're thinking, well of course, why wouldn't they take that, well, it still is more risky, right? Because, maybe, your deal blows up, maybe the appraisal comes in low, maybe the home inspection could be a little dicey. Or, maybe the other buyer, just, you know, maybe they lose their job or something, and, they can't afford the place, they don't get approved. So, it still is more risky, but, way less risky than a home selling contingency.
A lot of sellers, will entertain a home settlement contingency, where a home selling contingency isn't tolerated. So, I hope that makes good sense. We want to bring at least one form of government issued valid photo ID. Again, valid meaning not expired. And sellers also want to bring wire information. So it's great measure to bring a check so that you can copy that information down, right? Your account number, your routing number, the name on the account, and the name of the banking institution to which you want those funds sent.

So settlement day, happy day. For buyers, few things you want to note for settlement.
One is bring two forms of identification. One being a valid government issued photo ID, valid meaning non-expired, right, and for the second form of identification, just something with your name on it that can be photocopied, okay.
You might wanna bring a personal check book. There might have been some slight change resulting in a little bit more that you need to bring to settlement for whatever reason, and that way with the personal check you can square it away right at the table. For whatever reason, if we have money in excess, and owe you funds, easy enough, we'll cut a check back to you.
Also, for the funds that you need to close, right, that you've already known about, for some smaller amount, usually cashiers checks are accepted up to a certain amount. You can give me a call or contact Brendan of course to find that exact amount. [Brendan] All right, so I'm back here with Joey at Universal Title. You know, one thing a lot of our buyers they kind of run into, they're like okay, so this is what a title company does, but title insurance, is that the same thing as home owners insurance, or like, what is that? I've never heard of it.
[Joey] So title insurance essentially protects a buyers possession in the property. The physical possession and the financial possession. There's two types of title insurance. There's lenders policies and owners policies. Lenders requires buyers, purchase lenders title policy on the lender's behalves, and it's 100% required, every lender is gonna require that a buyer purchase the policy up to the loan amount. It protects the lenders against any means that weren't found in our title search. It's important to note that the lender's policy does not protect the owners at all. The owner's policy, although optional is purchased in more than 99% of transactions, generally speaking it's about .5%, so a half of a percent of the purchase price, it's a one time premium, and it's paid the day of settlement, and owned for the lifetime of the home and it protects the owners against any liens or interest that wasn't found in the title search for whatever reason. Most every one in this community, realtors, lenders, title companies, are already factoring this homeowner's, this owner's policy of title insurance into your closing cost because, again, it's purchased in more than 99% of transactions.
[Brendan] Nice. So, and that's true guys. I know when we meet with all our buyers, when we're factoring our closing costs and like total cost for you to get into the property as well as all the lenders that we work with, we're assuming that you're gonna get the owner's title insurance so I don't want you to think of this as extra money, and this is not an ongoing thing, we just wanted to take a moment to explain this is why you want it, and even though technically it's optional, this is where you get those protections.

[Brendan] Alright, what's up everybody? I'm out here today with Joey from Universal Title, and you know, a common question that we get with a lot of our buyers is what is a title company and what do they do? Can you shed some light for us?
[Joey] Sure, thanks for having me Brendan. Title companies have two main functions, two main roles. Primarily, we are in charge of the funds, right? So buyers paying seller, and then usually there's a loan involved and we have to make sure that all the funds transfer appropriately to the seller, maybe there's a mortgage company that's being paid off from the seller's loan. Also, we have the pay the county because of transfer and record-aging taxes. So we get those funds down to the last cent and make sure that everything transfers appropriately. The other main function of a title company is to check the chain of title. You could also call it the chain of possession of the property and try to do all of our due diligence to make sure that there's no outstanding physical interest in the property, like from an old owner, from whose family says, "Hey, this is actually my property. "It should have gone to me in that will 10 years ago, "that it was left to me." And also, somebody that might claim a financial interest against the property. For instance, like a contractor or someone who said they did work or needed to put this lien against the property and we checked the land records and try to make sure that all that's squared away in time for settlement, so that the seller can really sell the property and has the right to sell the property to the new buyer.
[Brendan] That's awesome. Yeah, so you guys are pretty critical. I mean, we have, typically, a lender, the agent, and you guys are sort of that third leg of the triangle there, trying to make sure we're getting from contract to close.
[Joey] Yes sir, thank you for mentioning that. We essentially work as a neutral third party, just the intermediary honoring the integrity of the transaction; yep.

There has been some buzz around HomeLight and the services they offer recently. One of the things that they continue to reiterate is that agents CANNOT pay to be featured on their website. It's a service that is suppose to help connect you with top talent in the industry. However, there is something that they aren't telling you, and it's something you may want to know about.

Hey so I don't know if you've heard commercials for HomeLight, but it's more the kinda up and coming, they've been around for a little while, but they're kinda up and coming in terms of doing advertising and their big ad, their big play is saying hey, agents can't pay to be on here, kind of what they're referring to is how agents that pay to be a premier agent in Zillow and Trulia, and other sites like that, right? So that's their angle.
Now the thing is, it's not 100% accurate. I mean, it is from the standpoint that you can't pay to be on there, that's true, but what they don't mention in that is that they still are getting paid. How are they getting paid? Well, they take a 25% referral fee for any clients that go through them, right? So if you're thinking about buying or selling your house and you go through HomeLight and you get connected to a real estate agent, if you go and buy and sell, they have to agree to give 25% of their commission to them, which is kind of brutal.
Now they're just happy to have the business, and I get it, makes sense and look, I have a profile on HomeLight. I don't love it per se, but I'm on there and I get awards et cetera for our stats and that's fine, but I also know some other top agents that aren't on there, 'cause they don't wanna agree to those terms. So just take it with a grain of salt, if you see this stuff out there that's the truth behind how the program works and if you have a great agent in mind or you're scoping things out, sure look at stats, but then maybe contact them directly and they won't get hit with that fee and you can still have a great experience and they're gonna be able to pay for all the market and do all the things that they wanna do for you without having that piece of the pie go to HomeLight.

Hey, have you ever been browsing homes on Zillow and you're curious about something, you wanted some information from the listing agent, so you clicked that Contact Agent button, and you didn't get a response from the listing agent. You got a response from another agent. You're probably thinking, what's the deal? I don't understand, I thought I was connecting with the listing agent. Well, it's part of the way that Zillow's designed.
The agents that are there, they're there because they pay to be there. They're advertising with Zillow. That's how Zillow makes their money primarily is by these premier agents paying to be there. And a lot of times you'll see like three or four different agents. Well, the whole idea is they pay for so many impressions or their share of voice, and they're gonna be on there. And if you click that Contact button, unless you specifically click one person in particular, it's just gonna round robin to the next person who's in queue. That could be the listing agent if they're paying to be there, or it could be just some other agent.
So instead of just going on Zillow and clicking that and just getting some random agent, go get yourself a good buyer agent. Get the information and have them work for you. Did you know that statistically something is gonna break in the first six months or so of owning your new home? It really depends on the quality of the insurance protect that you're looking at. I'm a fan of getting a good home warranty because it gives you that peace of mind because I know something's gonna break.
Another way to look at it is if you're buying an existing home that has a few of the major appliances that are expensive, that are a little bit on the older side, there's a good chance that they're gonna break over the next few years. Well in that case, maybe get a home warranty and then keep it up. That's in fact what I did in my own house, we got a home warranty because we have two heat pumps and statistically one of those two were gonna break. You now just the probability the lifespan of the units so it cost me about $600 out of pocket per year for my home warranty. I figure over 10 years one of them is definitely gonna break, if not both, that would more than pay for one of those units. And sure enough last year it did and I got a new unit.
So I'm not saying that all home warranties are great, but I will say it gives you that solid peace of mind and I would highly encourage you to explore that with your agent. Alright, so you've sold your home, you're about to go to closing and you want to know how clean should my home be? Should I have the grass cut? You know, should I get the leaves out of there, et cetera? What does that look like? Well, it's pretty simple.
The first thing is most of our standard contracts basically say the place has to be free of debris and broom swept. So it doesn't necessarily have to be profession cleaned, of course, all buyers would love that if you do it, that's awesome, but you have to make sure that it's pretty tidy, okay. If the place is really dirty, you're gonna make the buyers grumpy and you're just asking for more drama at the settlement table.
Number two. Make sure that you keep the utilities on, okay. The last thing the buyers want to do is come to your house the morning of the settlement and they can't check anything because you had the electric turned off that morning. So make sure you keep the utilities on for at least 'til the next day so there's no issues the final day.
Next is, again, you have to make sure you move your stuff out. Now that's different if you're doing a rent back, but for most of the people, when you go to sign, you're gonna give them the keys, you're outta the house. That's just the way it works.
So the final walkthrough, that's gonna be their chance to go, make sure the place is still standing, that there's no new damage to the property when you moved out and if you did any repairs as a result of the home inspection, that's their chance to make sure that the repairs are done correctly. Now if you did do repairs and you had a professional contractor do the work, please provide those receipts to the buyers agent, okay.
So the final walkthrough, again, that's the chance to make sure everything's kosher, everything's good and then go sell your house. So that's it. I'm Brendan Spear with Caprika Realty. All right, so in the last video, I talked about how much closing costs really come up to. Now, let's talk about how you can get some of those closing costs covered.
Right, wouldn't that be nice that if we could have somebody else help cover some of this money out of pocket at least. So, how does closing help work? Well, closing help is very simple. We ask the seller to give us some money. That's all really it is, right?
So, I'll give you the example that we talked about that $300,000 home. So, let's say we say, hey mister seller, here's $300,000. Please give me some money back to cover my closing costs. At $300,000, a lot of buyers are going to ask for three percent help. That three percent help is gonna cover the bulk of your closing costs, right? 'Cause how much are the closing costs, do you remember? Four percent, roughly. So, at four percent, if we get three percent, that covers, you know, 75% of it.
When you write an offer, you have to put some money down to say, I'm serious. I want to buy a house. Typically, that's about one percent. So, one percent on the sales price is your earnest-money deposit, or your good faith where you say, I'm serious. I really want to buy a house. I'm not messing around. So, if we put one percent down, and then we're gonna ask for three percent, three plus one is four. And, there we go. That's our closing costs, roughly.
So, it's a great way, is we just ask for it. That's in the negotiations up front. Couple things to bear in mind. Obviously, sellers don't wanna give closing help, because that comes out of their money that they're walking away with. So, you have to decide what your offer strategy is gonna be. If this even makes sense. If it's a multiple-offer scenario, if you're asking for bunch of closing help, that may make your position weaker. Okay, so it does depend on what you're trying to do.
Other things, just as a rule of thumb. Below 350, a lot of people ask for closing help. The closer you get to 500, people expect you to sort of have some of your own money. So, maybe you only get one or two percent. And, closer to 700 and up, people really don't give closing help, as a general rule. Most of the negotiations are just in sales price.

Okay so, you're buying a home. Right before you sign on the dotted line, you want to make sure the place is still standing, that is called your final walkthrough.
The final walkthrough, we're gonna go through, we're gonna check things, like is the HVAC turning on? Are the lights turning on, is the stove turning on, is the refrigerator still there? Did they bang up the house when they moved out? It's almost like a mini-inspection, but instead of a couple hours, usually more like fifteen to 25 minutes. So you're in and out, but you're trying to make sure that everything is good, right before you go fork over all this money.
Now if there were some repairs that were negotiated in the home inspection, this is also your opportunity to make sure that those were done properly. So you can kind of think about it, when you go purchase a new car you not only have the total sales price of the car, but you also have title, tags, maybe a dealership delivery. There's all these other little junk fees, right? So the same kind of deal goes true when you're purchasing a home. We have closing costs.
Now first, a general rule of thumb. Four percent of the sales price or the loan amount, whatever is higher is gonna be your closing costs. Let's say you're purchasing your first home for $300,000 dollars. So four percent of $300,000 dollars is 12 grand. So I don't care if you're doing a VA loan with 100 percent financing, you still are gonna have closing costs. So it's important to know when we're looking at how much money do we need in the process to make this work.
Now sometimes we can get some of that money covered by the seller. We're gonna talk about that in the next video. But for right now, the big takeaway is you have closing costs. Now what makes up these closing costs if you're curious?
Well the big bulk of it is taxes. So the state of Maryland has three major taxes. Your transfer tax for the state, there's a recreation tax for most of the counties here, and then you have a stamp tax. So those three taxes, they add up fast. You also have maybe a loan origination fee for the lender. You're gonna have other doc prep and other fees for the lender as well. You may have some escrows and stuff to start putting a few months in to help pay for your taxes and insurance for the following year. And then you're also gonna have fees to the title company.
The title company does all the prep work to make sure they can transfer the house to you with no problems and you're probably gonna get title insurance. So title insurance costs money, the survey costs money, the appraisal costs money, all these things add up. So if we take the fees for the lender, the fees for the title company, the fees to the government, maybe an admin or transaction fee to the real estate agent. All that stuff's gonna add up to about four percent. In the next video I'm gonna talk about closing help and how we can try to offset some of these closing costs.

A common question that I get for sellers is, "should I order an appraisal upfront?" As a general rule, no. Don't waste your money. Appraisals are gonna cost ya know, four to $500 bucks as a general rule and what does it give ya? Well, a whole lot of nothing, really.
I mean, if you're talking about a normal conforming property, ya know, you have a house in a subdivision and there's other places just like it, why spend the money? A real estate agent is gonna look at the same stuff that the appraiser does. You can see the same information right there in the public. So, why spend the money? And the buyers can't even use that report, so even if you got, let's say you think your place will do $400,000 and you got an appraisal for $450,000, that doesn't mean A, that you can sell it for that amount and that buyers won't be able to use that appraisal anyways. They're gonna have to go get their own appraisal with their own lender.
So there are exceptions. If you have a large farm or a waterfront or something really unique, in those cases, sure, sometimes you can make sense if you're having trouble pricing your property. In those cases, that is where the experienced appraiser can come into play.
