Seller Final Walkthrough
When you sell your home, you not only have the inspection and appraisal, but you also have the Buyer's Final Walkthrough to prep for. Why do the buyer's have a final walkthrough? What should you be doing to prep your home? Let's talk about it.
Alright, so you've sold your home, you're about to go to closing and you want to know how clean should my home be? Should I have the grass cut? You know, should I get the leaves out of there, et cetera? What does that look like? Well, it's pretty simple.
The first thing is most of our standard contracts basically say the place has to be free of debris and broom swept. So it doesn't necessarily have to be profession cleaned, of course, all buyers would love that if you do it, that's awesome, but you have to make sure that it's pretty tidy, okay. If the place is really dirty, you're gonna make the buyers grumpy and you're just asking for more drama at the settlement table.
Number two. Make sure that you keep the utilities on, okay. The last thing the buyers want to do is come to your house the morning of the settlement and they can't check anything because you had the electric turned off that morning. So make sure you keep the utilities on for at least 'til the next day so there's no issues the final day.
Next is, again, you have to make sure you move your stuff out. Now that's different if you're doing a rent back, but for most of the people, when you go to sign, you're gonna give them the keys, you're outta the house. That's just the way it works.
So the final walkthrough, that's gonna be their chance to go, make sure the place is still standing, that there's no new damage to the property when you moved out and if you did any repairs as a result of the home inspection, that's their chance to make sure that the repairs are done correctly. Now if you did do repairs and you had a professional contractor do the work, please provide those receipts to the buyers agent, okay.
