Hey, if you are thinking about buying a home in the near future, avoid this mistake, and I will tell you, it's something that almost everybody does. That basically is they start looking at the active homes before they really know where their sweet spot is.

Now, what do I mean by that? Well, quite simply is this. Most people start their journey by looking at the big sites like Zillow and realtor.com and stuff like that. They say, "Oh, what's out there?" Okay. Well, here's the thing. What is your budget and what do you really want? Now you have to ask yourself, "Has that sold? Is that realistic?"

One of the things that we do with all our clients is we do with what's called our reality check, where basically you give us a profile of everything and a bag of chips of what you could possibly want, why you want it, what are you trying to accomplish, we take all that and then we basically say, "Okay, here's everything that's sold in the last 90 days that meets that criteria." If you can pick out three to five homes that would've met that criteria, we know that you're in the sweet spot. That means you can afford what you want, you're in your budget, and it's going to answer your goals. If you look at it, you're like, "Brendan, dude, all these houses kind of suck," well, then something's not working here. Right. Is it your location? Is it your budget? Is it how many bedrooms? How big is your yard? The style of home? Something's not working. Maybe we need to adjust the location. Maybe we need to raise the budget. It just depends on what your situation is, but if you don't do that and then you just are waiting, "Oh, when's it going to pop up? When's it going to pop up?" for an active home, well, maybe it wasn't realistic. We're not in that sweet spot.

Instead of spending countless months, wasting your time looking for that perfect unicorn, instead of just seeing a whole bunch of houses that don't meet your needs, instead, let's make sure that you're in the sweet spot.
