Hey, if you are thinking about buying a home soon and you're a little bit anxious about being in a bidding war, and maybe you don't want to do it, this video is for you. So here's the thing. We had a client recently that basically there was a place that they liked and they didn't want to write about it because they were going to be in a bidding war. The thing is emotionally, I totally understand. I don't want to just discount their feelings because I get it. You don't want to overpay. You don't want to be in a bidding war and it makes sense.

But here's the problem. We're in a very high demand, low inventory market. So if you want to buy a home today, you kind of have two major options. One option is try to scoop the house up before it hits the market or before it's at least active. Maybe right on it when it's coming soon and going strong and convince the seller that there's no reason to put it on the market, because here's a great offer. That's a strong play and that works.

The other option is to wait until it goes active. If you're waiting until that home goes active, in this market there's a good chance that there's going to be multiple offers. Pretty much almost every home that we have sold in the last 12 months has been in a bidding war. Now look, if there's four or five offers, four people are going to lose and that sucks, but someone has to win, right? Someone's going to get it.

So you have to say, okay, if you really don't want to be in a bidding war, are you willing to go offer upfront? If you're not, this may not be the market for you. I'm not trying to be rude. I'm just trying to be real with you and say it's a tough market out there. We can go through the numbers. We can show you why it may make sense or why hey, you may be overpaying and maybe it's not worth it. I'm not saying to go buy any house just to buy a house. What I am saying is to be prepared for what's the reality, what is the market doing right now?

If you're not willing to do that, then maybe stay put for a while and that's okay. It doesn't mean you have to go buy. But if you do want to go buy a house right now, then let's be real. Let's talk about what's going on and let's talk about a strategy to get you in, which either means we offer up front before it happens or we come in strong during and know that you're probably going to be in a bidding war.
