How to prevent scaring buyers off when selling your home - remove roadblock
All right. Let's talk about roadblocks and removing them. What am I talking about? Well, it's pretty easy, actually. I'm going to give you an example first and then you'll know what I mean. Let's pretend that your roof was leaking, you replaced the roof, but you still have that water stain on the ceiling, or maybe use the wrong kind of paint and you can still see the watermark through it. The thing is, if buyers walk through, they're going to look up and see this big water stain. They're going to say, "Oh, man, is the roof licking? Do I need to replace the roof?" Now, you're thinking as a seller, "Hey, I've already done that. I don't need to do it. You're good to go." But the problem is the buyers may not know. So that's what I would call is a roadblock.
In that kind of scenario, what you want to do since you've already done the roof is go ahead and address the water mark in the ceiling. It might be as simple as using some skills to paint over it. Maybe it's either patching or replacing part of the drywall. It depends.The roadblock, they could be small things or they could be huge things. Maybe you had some flooding going on, again, from a walk up at the basement, or a condensation line got clogged for your HVAC unit and you have some mold. Well, if you're trying to sell to a normal retail seller, you're going to go ahead and get that mold addressed now so they're not concerned.
Some of these things are very small. Some of these things are big. But as soon as people start thinking about what if, if it's something that's a health or danger risk or costs a lot of money, that's going to be a roadblock. So part of the home prep, if you want to position yourself to get top dollar, we need to remove as many of the roadblocks as possible so when the buyers go through your home, they're thinking positive thoughts, not, "Ooh, I'm going to need to spend money, or ooh, this is going to be a danger to myself or my family." Remove as many roadblocks as you can.
Again, when we do our room drive room review, we'll call out any roadblocks we see. We'll talk about them and see if it makes sense for you to address them. I can tell you, in most circumstances, it makes sense to address them. Every once in a while, you're just going to price it out, and it is what it is. But I hope that makes good sense.
