How uniform is your home?
Hey, if you're thinking about selling your home, you're probably starting to look around your house and say, "Okay, what do I have to do to get my house ready for sale?" Today, in this video I want to talk about a philosophy here on how to optimize how much money you can walk away with.
If you haven't heard me talk about this, it's positioning. We talk about positioning. How do you want to strategize your price compared to the home prep that you're doing? But one of the key things that I want you to think about is how homogeneous is your home? When you look around, do you have three light fixtures that are brass and two that are polished nickel and another one that's brushed oil? Do you have a different color ceiling fan, or what do you have going on? You want to make sure that those things are all basically the same, because the reality is, if you go into a new construction or flipped home, they're all pretty much the same and they look really good.
You go in and you're like, "Oh, man. This feels new and fresh and clean." And it's exciting. If you look around and you're like, "All right, I got a white cover plate. I got this brown switch. I got an almond one over here. I got this." It doesn't feel good. It feels kind of old and tired. Take a look around, look at your hinges, look at your door handles. How does that compare to what's inside the kitchen? How does that compare to what's inside your bathroom? Look at your light fixtures and anything that's less than 6,000 square feet we want to have as homogenous as possible. Above that, sometimes you get into some differences to make things more fancy. And that's cool if you have that.
