Hey, it's Brendan. Back here with another home selling tip. One common thing that comes up almost in all homes is, should I paint my house? The reality is this, most homes could really benefit from a fresh coat of paint. You have to win the online game first, which means we need great pictures. To get great pictures, we need the paint looking nice and clean. And so if your paint's looking a little tired or it's just not a trendy color or it's super dark and it makes the room look really small, that's not helping our cause. Right? Likewise, even if you had a nice paint job, but then you have a lot of stuff and as soon as you move that furniture like the couches and everything else away from the wall, you're going to have lots of little furniture rub marks against the walls, and usually it just doesn't look great. Okay?
And if the place is emptied out and the buyer's walking through, they're going to see all the imperfections and they're just going like [inaudible 00:00:53]. Right? So as a general, I would say 80% of the time I go into a house, probably more like actually 95% of the time I go and talk to sellers, paint is almost always a thing. Yeah, it's 95% of the time. Really it's a thing. A fresh coat goes a long way. Now the question can become, do you have to paint the whole house? Well, maybe. Depends on what we're working with, right? So let's say you just did a few rooms and they're neutral enough and they work well, maybe we leave those be and we do the rest. In other situations like that five or 10% that we don't need to paint, well, it might be a situation where you're not trying to get top dollar. You're not trying to position yourself at the best.
You're saying, you know what? Look, I got an old bathroom. My kitchen's a little bit dated or the carpet's a little bit dated and I'm just not trying to reach for the stars. If that's the case, we might skip the painting and just save the money there and then just lower the price a little bit, making your price more attractive. So if we're positioning at a lower thing, I typically skip painting. If I'm positioned at a higher level to try to get as much money as possible, having a fresh coat of paint is almost always a must. So the big takeaway is, most likely yes you should paint. And by the way, if you're saying okay, but what colors do I paint? That's a great question.
