Six Frequently Asked Questions People Have About Selling Their Home

If you’re getting ready to sell a house, your head may be spinning with endless questions about the home selling process.

Unfortunately, there may not be enough time to go over all your questions in the initial appointment with your realtor.

 We’ve got you covered!

These home selling frequently asked questions will help you get your most basic questions answered, so you can use your meeting with one of our Annapolis real estate agents to go over the most important details of the home selling process.

Experience has taught me that most home sellers have about six questions that they want to know right now, and those are the questions we’re going to answer for you right here.

How Much Will I Walk Away with When My Home is Sold?

This depends on a lot of factors like:

  • Your home listing price
  • The real estate agent's commission
  • Your need and capacity for home preparation
  • What you’re willing to give to the buyer as part of the deal

If you want to properly estimate how much money you’re going to walk away with after selling your home, you have to know what you’re willing to do to elevate the value of your home, and what you’re willing to give away as part of the home selling process.

How Long Should it Take to Sell My Home?

The answer to this question largely depends on how the market is doing when you decide to sell your home.

A good way to obtain a rough estimate is to do a little research. Figure out how much time similar homes are spending on the market, and you’ll get a rough idea of how long your home may take to sell.

Finding the right buyer is everything. For some sellers, the right buyer comes along right way. For others, it may take a little more time.

Does the Real Estate Agency Have a Good Track Record?

Our answer for this one is yes, we have an excellent track record and yes, we’d love to work with you!

If you look at some of the reviews for Caprika Realty, you’ll get a pretty good idea about what our track record looks like. Many of our clients are referred to us by previous clients, which says a lot about our success and client satisfaction as well.

And in case you were wondering, working with an Annapolis real estate agency that has a good track record can help you sell your home faster.

What kind of Marketing Plan Does the Agency Have?

At Caprika Realty, we are huge believers in lifestyle marketing.

Personally, I don't believe that people buy homes just because of the bedroom count, the number of baths, or the price point. I believe that they are buying into a particular type of lifestyle.

What sort of lifestyle they may be looking for depends on the buyer, but it could be about things like:

  • The commute
  • Waterfront access
  • Nearby restaurants
  • Parks and recreation
  • Population and community engagement
  •  And more

People buy for different reasons, so what we have to do is talk about who your audience is going to be and what things can we do to get in front of that audience. This sort of lifestyle marketing means talking about the amenities, the things that are nearby, and anything that makes your home special and unique.

Am I Working With an Individual Agent or a Team?

For us, the short answer is yes, we work as a team.

Our company is set up to streamline the home selling process. That means we have people who do things like transaction coordination and listing management to help our agents do the prep and get everything set up for you.

Caprika Realty has a support structure in place, so it's not just one individual agent that's helping you sell your home. Bottom line, if you work with us, we're going to take care of you, and stay in contact with you, and it's going to be awesome.

What do I Have to do as the Seller?

Other than interviewing us as your potential real estate agency, (and hopefully working with us) the rest is going to depend on how much home prep you need to do before your home is ready to go on the market.

Is your home already set and ready to go? Great, then all you need to do is sign some paperwork.

On the other hand, I’ve had clients that needed to spend anywhere from $1,000 to $50,000 in order to get their homes ready. In some of those cases, when my clients are very handy and able to do all the work themselves, they spend less on home prep than clients who have to hire contractors and other professionals in order to get things done.

We do work with several vendor partners that can help you out, and who you can pay at settlement if that’s something you decide you need. It all depends on what you’ve got going on with your home and your resources. Either way, we'll walk you through all of those details when we get together.

The Bottom Line

As someone who may be getting ready to sell your home, these are the six main questions you may be asking yourself.

Of course, there are other things you may want to know. Just tell us! We'll be happy to go over any additional questions or concerns you may have. Or, check out our video series where we answer even more of the questions you may have floating around in your head.

If there's something that doesn't pertain to you and you want to skip it, that's cool. No problem. But I do find that the more of these videos my clients watch, the more that we’re able to be on the same page, which makes the whole process a little less scary and a lot smoother.

When it comes to selling your home, we know you have a lot of choices for real estate agents in Annapolis, but we hope that these questions and answers make you feel a little more assured that Caprika Realty is the right agency for you.

We really look forward to getting together with you to learn more about your home selling goals, and helping you reach those goals.
